Concrete Leveling vs. Replacement

This is the decision most homeowners are actually trying to make. A slab has dropped, the estimate for tearing it out and re-pouring it looks expensive, and somewhere along the way you found out that lifting it is an option. The useful question is not which repair is better in general. It is whether your particular slab still has enough integrity left to be worth saving.

The dividing line is more concrete than it sounds. Leveling is a repair for concrete that is still sound but is in the wrong position. Replacement is for concrete that has run out of service life or has broken down to the point that it cannot be moved as a unit. Slabs sit somewhere along that spectrum, and a fair number sit close enough to the middle that reasonable contractors will disagree. What follows is how to read your own slab well enough to have an informed conversation, and how to recognize the cases where neither answer applies because the real problem is not the flatwork at all.

Signs your slab is a lifting candidate

The core test is whether the concrete will move as a single unit. Lifting works by pushing on the underside of a slab. If the slab is intact enough to transmit that push across its whole area, it comes up more or less as it was poured. If it is not, the pressure simply finds the weak spots and makes them worse.

Go look at it in daylight and be honest with yourself about what you see. Concrete that is merely sitting low, tilted, or offset from the panel next to it is exactly what leveling is for. So is a slab that rings hollow when you tap it, or one where you can see daylight or a visible gap under an edge. Clean cracks, meaning cracks with sound edges you could run a finger along without material crumbling loose, do not disqualify a slab. Nearly every older slab has some.

  • The concrete surface is generally sound and the problem is height, slope, or a trip lip at a joint
  • The slab sounds hollow underfoot compared to sections that have not moved
  • There is a visible void or gap under an edge or at the joint against a foundation, step, or apron
  • Cracks are clean and few, with solid edges rather than crumbling ones
  • A panel has dropped or tilted relative to its neighbors but is still in one piece
  • The slab has tipped back toward the house and is now directing water at the foundation

Signs replacement is the more appropriate call

Some slabs are past saving, and pushing on them is throwing money at a surface that needs to come out. The signals are usually visible without any special knowledge. Crumbling edges, concrete you can pick apart with a screwdriver, deep scaling or spalling where the top layer has flaked away and left exposed aggregate over broad areas, and panels broken into many pieces rather than a few clean sections all point the same direction.

The functional version of the test is the one that matters most: will this slab move as a unit? A panel that has fractured into a mosaic will not. Lifting pressure applied to it pushes individual fragments at different rates, and you end up with a surface that is both broken and uneven. Similarly, a slab with a badly deteriorated surface may be liftable in a technical sense while still being a poor investment, because you would be paying to reposition concrete that has only a few years of service left in it.

There is also a case where replacement is right even though the concrete is fine. If the slab was poured at the wrong slope, is too thin for how you use it now, or sits at a height that no longer works with a re-graded yard or a new addition, lifting it just relocates the underlying design problem. That is a conversation to have with a contractor on site, and it is one of the reasons an inspection is not a formality.

Cosmetic versus structural, and how to tell the difference

Homeowners often use the word structural for anything alarming, but the distinction is worth getting right because it determines who you should be calling. A cosmetic symptom affects appearance or, at most, surface function. Hairline surface cracks, minor discoloration, light surface scaling, and small pitting are wear. They look bad and they do not mean the slab has failed.

A structural symptom means the concrete or its support has lost capacity. Wide cracks with vertical displacement where one side sits higher than the other, cracks you can fit a finger into, sections that rock underfoot when you step on them, and broad areas of crumbling all say the slab or the ground beneath it is no longer doing its job. A useful field test: press down on each side of a crack. If the sections move independently, you have a structural condition in that slab, not a cosmetic one.

The distinction that matters even more is between a flatwork problem and a building problem. Flatwork is concrete resting on soil: driveways, walks, patios, pool decks, garage floors, steps, and stoops. Those are the slabs leveling addresses. Problems in the structure of the house itself are a different category of question with different consequences, and they are not something anyone can assess from a photo or a phone call.

When it is not a flatwork question at all

Some symptoms mean the conversation should not be about lifting concrete. If you are seeing these, the right move is to bring in the appropriate professional first, before spending money on any flatwork repair. A lift performed while an underlying cause is still active is money spent on a symptom.

  • Signs of an active plumbing leak such as an unexplained water bill increase, a warm spot on a floor, or wet soil that never dries: call a plumber for leak detection first. Lifting a slab over an active leak repeats the failure.
  • Standing water, downspouts discharging at the slab, or a yard graded toward the house: a drainage contractor or landscaper addresses the cause. Fixing the water usually has to come before or alongside the lift.
  • Large trees with roots running under or heaving the slab: the root situation has to be dealt with before the concrete work makes sense.

Cost, time, and what an inspection actually settles

For slabs that genuinely qualify, lifting typically costs meaningfully less than demolishing and re-pouring the same area, and it usually takes hours rather than the days a tear-out and pour involves. There is no demolition, no disposal, no concrete truck, no forming, and no waiting weeks for a new pour to cure. You also avoid the color mismatch that comes from replacing a few panels of an older driveway, which is a real aesthetic cost people tend to underestimate.

None of that means lifting is automatically the cheaper decision for your slab. If the concrete is at the end of its life, a successful lift buys you a level surface that still needs replacing in a few years, and you will have paid for both. The comparison that matters is not lift price against replacement price. It is cost per remaining year of service, and that requires an honest read on how much life the existing concrete has left.

Only an on-site inspection can settle it. A contractor needs to see the crack pattern, tap and probe for voids, check how much the slab has moved and in what direction, look at where water goes, and judge whether the concrete will move as a unit. Those are physical observations. And whichever way the recommendation lands, no honest company promises a permanent result on concrete that sits on soil, because soil keeps moving after everyone goes home.

Lifting is usually worth pricing when

  • The concrete is sound and the position is the problem
  • The slab is in one piece or a few clean sections that will move together
  • There is a hollow sound or a visible void under the slab
  • The settlement has a cause you can identify and correct, such as a downspout or a grade
  • You want to avoid demolition, disposal, cure time, and mismatched new panels

Replacement or another trade is the better call when

  • The concrete is crumbling, deeply scaled, or spalled across broad areas
  • Panels are broken into many pieces and will not move as a unit
  • The slab is at the end of its service life regardless of its height
  • The original slope, thickness, or elevation is wrong for how the area is used now
  • The symptoms involve foundation walls, sticking doors, sloping interior floors, an active plumbing leak, or a drainage or grading fault, which call for an in-person structural professional, plumber, or drainage contractor first

How do I know if my slab can be lifted before anyone comes out?

You can form a reasonable expectation, though not a decision. Look at whether the concrete is intact enough to move as a single unit. Slabs that are merely low, tilted, or offset with clean cracks and solid edges are usually candidates. Slabs broken into many pieces, crumbling at the edges, or deeply scaled across the surface usually are not. Tap the low area and listen for a hollow sound, and check whether you can see a gap under an edge. Those observations tell you what to expect, but the actual call requires a contractor probing the void and reading the crack pattern in person.

Is leveling always cheaper than replacement?

My doors are sticking and the floors inside slope. Can leveling fix that?

No, and this is the most important thing on this page. Sticking doors, floors that slope or feel soft, and cracks in foundation walls are symptoms involving the structure of the house, not the flatwork sitting on the soil outside it. Concrete leveling raises slabs on grade. It does not address building foundations. Those symptoms need a structural engineer or a foundation repair specialist evaluating the building in person, because nobody can diagnose a structural condition from photos or a description. Get that evaluation first. Any exterior flatwork question can wait until you know what the building is doing.

How long will a lifted slab last compared with a new pour?

There is no honest number, because the answer depends on the site rather than the method. A lifted slab lasts as long as the concrete has life left in it and the ground under it stays put. A new pour lasts as long as its own soil support holds, and new concrete over the same uncorrected drainage problem settles too. That is the part homeowners tend to miss: replacement does not solve a soil or water problem either. Whichever route you take, correcting drainage and sealing joints is what protects the investment, and no company can promise permanence on concrete resting on soil.

The contractor says my slab can be lifted but the concrete looks rough. Should I get another opinion?

Getting another opinion is always reasonable, and no contractor worth hiring will be offended by it. Surface roughness alone does not settle the question, since a slab can look weathered and still be structurally sound enough to move as a unit. What you want to understand is the reasoning: ask what they saw that tells them the concrete has enough integrity, how much service life they think is left, and what they would expect to happen if it were lifted. If the explanation is specific and holds up, that is a good sign. If it is vague, keep asking.
