Pool Deck Leveling

A pool deck is a ring of relatively thin concrete poured over ground that was excavated and backfilled when the pool went in. That backfill sits right against the shell, it is deep, and it keeps consolidating. Add years of splash-out, deck rinsing, irrigation, and rain all draining into the same band of soil, and it is easy to see why deck settlement is so common.

Leveling raises settled deck sections by filling the voids underneath. Slabstead does not perform pool or concrete work. Pool decks deserve more caution than most flatwork, because there is plumbing, electrical bonding, and a structure holding water within a few feet of every injection point.

Why pool decks settle

The excavation is the whole story. A pool requires a hole considerably larger than the shell, and after the shell is set, the space around it is backfilled. That soil is disturbed, often placed in deeper lifts than ideal, and it consolidates for years. The deck poured over it goes along for the ride, which is why deck settlement usually appears as a ring dropping toward the pool rather than as random dips scattered around the yard.

Water keeps it moving. Splash-out, deck rinsing, rain running off the deck, irrigation heads aimed at the planting beds beside it, and deck drains that discharge into the same soil all keep that backfill wet. Wet, disturbed soil consolidates faster and washes out more readily under slab edges. In freeze-thaw climates that saturated band expands and contracts every winter, working the joints open.

The concrete itself is a factor. Deck slabs are often thinner than driveway slabs, sometimes around four inches and occasionally less under a cantilevered edge, and they are cut by joints in a curved layout that gives every section its own way to move. Thin sections over soft soil crack easily, and once a section is unsupported it tends to tip toward the low side, which on a pool deck is usually toward the water.

What you notice, and why bare feet change the math

A trip edge on a walkway is a hazard. The same edge on a pool deck is a hazard on a wet surface, underfoot, with bare skin, and with people moving fast. A quarter-inch lip a shoe would ride right over will catch a bare toe, and everything around it is concrete and water. This is the one slab type where small offsets deserve attention on safety grounds alone.

Other common signs: a deck section that rocks when you step on the outside edge, a widening gap between the deck and the coping, water that used to run away from the pool and now runs into it carrying dirt and lawn chemicals, a section tipped so the deck drain has become the high point, and furniture that will not sit flat anywhere you put it.

The deck-to-coping joint is worth watching specifically. As the deck settles it pulls down and away from the coping, and the sealant in that joint tears. Once the joint is open, water runs straight down behind the coping into the backfill, which accelerates the settlement that opened the joint in the first place. Resealing that joint is inexpensive. Ignoring it is not.

Working around pool plumbing, and why light foam is often preferred

There is a lot buried within a few feet of a pool deck: skimmer lines, return lines, main drain plumbing, an autofill line, deck drain piping, conduit for lights, and the bonding wire that ties the metal components together. Injection points and injection pressure have to account for all of it. That is why a contractor will ask where the equipment pad is, where the skimmers and returns run, and whether you have as-built drawings or construction photos. If you have them, dig them out. They are genuinely useful.

Many contractors prefer polyurethane foam on pool decks, and the reasons are practical. Foam is lightweight, so it adds very little load to soil that has already proven it cannot carry what is on it, whereas a cement-based slurry is heavy and puts more weight on the same backfill. Foam uses smaller injection holes, which means less drilling near buried lines and less patching on a decorative surface. And it is placed in controlled lifts, which suits thin slabs that can crack when too much force lands in one spot.

That is a tendency, not a rule. Some contractors do excellent deck work with cementitious methods, and material choice depends on the soil, the void, the slab, and what the contractor is set up to do well. What matters is that the person doing it knows what is buried, plans around it, and works in small increments. Ask directly how they intend to handle the area near your skimmers.

When the deck is not actually the problem

Deck lifting addresses a deck sitting on settled soil. It does not address the pool. If coping stones are moving, the waterline tile is cracking, or the shell itself has shifted, that is a pool builder or pool renovation contractor, not a slab lifting crew. Coping and tile movement can come from deck settlement pulling on them or from movement in the bond beam, and telling those apart takes someone who works on pools for a living.

The other thing to rule out is a leak. If the water level drops faster than evaporation explains, if the ground near one section stays soggy, or if the settlement is concentrated near a known line, get leak detection done before anyone lifts anything. Water escaping under the deck keeps washing soil out no matter how well the void gets filled, and lifting over an active leak is money spent twice.

An on-site inspection is where this all gets sorted. The contractor measures the offsets and the fall, sounds the slab for voids, checks the deck-to-coping joint, confirms what is buried and where, and decides whether the sections are intact enough to lift. Cost depends on area, lift height, void volume, access around the pool, and method. It cannot be quoted responsibly from photos, and any structural question about the shell belongs to a pool professional in person.

Lifting is usually worth pricing when...

  • Deck sections have settled as units and the concrete is still sound
  • There are trip edges at joints or at the coping that bare feet catch
  • Sections rock or sound hollow underfoot
  • Water now drains toward the pool instead of away from it
  • You know roughly where the plumbing runs, or have construction photos or drawings
  • The pool holds water normally and the shell shows no signs of movement

Expect a different recommendation when...

  • The water level drops faster than evaporation explains, which calls for leak detection first
  • Coping stones are moving or the waterline tile is cracking, which is pool work
  • Deck sections are broken into small pieces or the surface is failing
  • A decorative overlay or coating is the real complaint, since lifting will not restore it
  • Buried lines cannot be located and nobody is willing to guess
  • Settlement extends to a nearby structure or foundation, which needs an in-person structural professional

This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.

Common questions

Could lifting the deck damage my pool plumbing?

There is real risk if it is done carelessly, which is why locating lines matters more here than on any other slab. A competent crew asks where the skimmers, returns, autofill, deck drains, and light conduit run, plans injection points away from them, and works in small controlled increments rather than driving material in fast. Lightweight foam with smaller holes gets chosen partly for this reason. Nobody can promise zero risk on any injection work, so hand over any construction photos or as-built drawings you have and ask specifically how the crew intends to handle the areas near your lines.

Why does one contractor want to use foam and another wants slurry?

Because they are different tools and contractors specialize. Polyurethane foam is light, uses small holes, expands in controlled lifts, and adds almost no weight to soil that is already struggling, which is why it comes up so often on thin pool deck slabs. Cement-based slurry is heavier, uses larger holes, and is a good fit in other situations. Neither is universally correct. What you want is a contractor who explains why their method suits your specific deck, soil, and void, and who is honest about what it cannot do. If the whole explanation is about price, ask more questions.

My coping is loose and the tile is cracking. Will lifting the deck fix that?

Probably not, and it may not be a deck problem at all. Coping and waterline tile sit at the top of the pool structure, and movement there can come from the deck pulling down on them, from movement in the bond beam, or from freeze-thaw damage behind the tile. Sorting that out is pool work rather than flatwork. Have a pool builder or renovation contractor look at the coping and tile before or alongside any deck lifting, so you are not paying to raise a deck around a problem that will require the coping to be reset anyway.

Do I have to drain the pool?

Usually not for deck lifting, since the work happens in the slab around the pool rather than in the shell. That said, this is a question for the contractor who inspects your specific deck, because access, the location of the settled sections, and the method they use all matter. If there is any question about the shell or the bond beam, a pool professional should weigh in first, and their answer may be different. Do not lower the water level on your own either, since an empty or partly empty pool creates its own problems depending on construction type and groundwater.
