Garage Floor Leveling
In most houses the garage floor is a floating slab. It is poured on soil inside the foundation walls and is not structurally tied to them, so it rests on whatever is underneath while the walls carry the building. That distinction matters, because when a floating slab settles it is usually a soil problem rather than a foundation problem.
Leveling raises the slab by filling the voids beneath it. Slabstead does not perform concrete work. Garage floors are interior work, so there are practical questions about dust, access, and what has to be cleared out that do not come up on a driveway, and they are worth settling before anyone shows up.
Why garage floors drop
The soil under a garage floor is fill. During construction the area inside the foundation walls gets brought up to grade with material that is placed fast, and it is very common for that fill to be less compacted than it should be, especially near the walls where a compactor cannot reach well. Over the following years it consolidates and the slab follows it down, usually most at the perimeter, which is why the classic symptom is a floor that has dropped away from the foundation wall leaving a visible step.
Water and loading finish the job. Water gets in at the door opening when the apron outside has settled, from a leaking hose bibb or water heater, or through the wall-to-floor joint, and it carries fines out of the fill. Vehicles put a few thousand pounds in the same wheel tracks daily. In freeze-thaw climates the area near the open door sees the most temperature cycling of anywhere in the garage.
All of that shows up first wherever the support was already weakest. That is why garage floor settlement is rarely uniform. You get a low corner, a low strip along one wall, or a section that has dropped between two cracks while the rest of the floor stayed put.

What you notice
The most common sign is a gap at the perimeter. The slab has dropped away from the foundation wall and you can see a step, sometimes with the sill plate or the bottom of the wall finish exposed above it. People often assume the wall moved up. Usually the floor moved down.
Then there are cracks running across the slab, often roughly parallel to the door or diagonally out of a corner, sometimes with one side lower than the other. A slab spanning a void cracks under vehicle weight. If you tap or drag something across the floor and part of it sounds hollow, that is the void talking. Water that used to run out the door and now runs to the back wall is another sign, and so is a lip at the door threshold that the tires bump over.
Storage tells on it too. Shelving that has gone out of plumb, a workbench that rocks, a floor drain that no longer drains, and tools that roll toward the back of the garage instead of toward the door are all the same measurement in disguise.
What lifting can and cannot fix
Lifting a floating garage slab is fairly standard work. Filling the voids restores support so the slab is bearing rather than spanning, raising the perimeter closes the step at the wall, and restoring fall sends water back out the door where it belongs. When the concrete is sound, this is a reasonable alternative to demolition inside an enclosed space, which is expensive and disruptive.
What lifting does not do is repair concrete or address the structure. A floor broken into many pieces, heavily cracked with crumbling edges, or badly spalled will still be that floor at a higher elevation. And if the foundation wall itself is cracked, leaning, bowing, or showing horizontal cracking, that is a structural matter for an in-person professional. Nobody, including us, can evaluate that from a description or a photo. Get it looked at before spending money on the floor, because the order of operations matters here.
There is also a finish consideration. If the floor is coated with epoxy, polyaspartic, or a sealer, injection holes get drilled through the coating and patched, and those patches will be visible. Coating installers differ on how the patches can be repaired afterward, so if the coating is new or expensive, have that conversation before the drilling starts rather than after.
Working inside: access, dust, and what to clear
Garage work is interior work, and it comes with what interior work always comes with. Drilling concrete produces dust. A crew that does this regularly will use dust collection at the drill, plastic to protect finished walls and any doorway into the house, and will keep the overhead door open for ventilation. Ask what they do about dust before they arrive, especially if there is a door from the garage into living space or an air handler in the garage.
You will need the space empty. Vehicles out, storage and shelving pulled away from the walls if the perimeter is being lifted, and anything fragile moved entirely. The more the crew has to work around, the longer it takes and the more likely something gets bumped. Ask exactly how much floor area has to be accessible and how close to the walls they need to reach.
Return-to-service time depends on the material. Polyurethane foam cures quickly and light foot traffic is often possible the same day, while cement-based slurry needs longer before vehicles go back on it. Those are general tendencies. Get the actual number from the contractor for the material they are using and the conditions on the day, and plan your parking accordingly. The inspection is also where they determine how much of the slab is unsupported, whether it can be lifted as a unit, and what the work will actually cost, which depends on area, lift height, void volume, and access.
Lifting is usually worth pricing when...
- The slab has dropped away from the foundation wall leaving a step at the perimeter
- Parts of the floor sound hollow or flex under a vehicle
- Water now runs to the back of the garage instead of out the door
- Cracks show a height difference between the two sides
- The concrete is otherwise sound and moving as whole sections
- You want to avoid demolition and re-pouring inside an enclosed space
Expect a different recommendation when...
- The foundation wall is cracked horizontally, leaning, or bowing, which needs an in-person structural evaluation first
- The slab is broken into many pieces or the surface is spalling badly
- An active plumbing or water heater leak is saturating the fill
- The floor is structurally supported rather than a floating slab on soil
- A new or expensive floor coating makes visible patches unacceptable to you
- The house shows signs of movement above the garage, which is a structural question
This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.
Common questions
My garage floor pulled away from the wall. Does that mean my foundation is failing?
Not by itself. In most houses the garage floor is a floating slab poured on fill inside the foundation walls and not attached to them, so when the fill consolidates the floor drops while the walls stay where they are. That produces exactly the step you are looking at, and it is a soil problem rather than a wall problem. The reason to have someone look in person is that the two can happen together. If you also see horizontal cracks in the wall, a wall that appears to lean or bow, or new cracks and sticking doors inside the house, get a structural professional on site before anyone lifts the slab. That is not something to judge remotely.
Will the patched injection holes show through my epoxy floor?
Yes, you will see them. The holes are drilled through the coating and the concrete, then patched, and a patch in a coated floor is visible even when it is done neatly. Hole size depends on method, since polyurethane foam uses smaller holes than cement-based slurry, which is one reason it comes up on finished floors. If the coating matters to you, talk to both the lifting contractor and your coating installer before work starts, because some coatings can be spot-repaired or recoated afterward and others cannot. Decide that in advance rather than discovering it once the drilling is done.
Can I park on it right away?
It depends on the material. Polyurethane foam cures fast, and light foot traffic is often possible very soon after, with vehicles not far behind. Cement-based slurry takes meaningfully longer before it will carry vehicle loads. Temperature, weather, and how much material went in all affect it. Rather than working from a general rule, ask the contractor for the specific return-to-service time for what they are using on your floor and on that day, and plan where the vehicles go in the meantime. Anyone who does this work regularly will have a clear answer ready.
How much has to be cleared out of the garage?
More than most people expect. At minimum the vehicles come out and the floor area being lifted has to be completely clear. If the perimeter is settled, which is the usual case, shelving and storage along the walls has to move too, because that is exactly where the crew needs access. Drilling produces dust, so anything you would not want dusty should be out of the space or covered. Ask the contractor for a specific list during the inspection, including how close to the walls they need to work, so you are not moving things twice on the morning of the job.
