What Concrete Leveling Costs

This page does not publish a price range, and that is on purpose. There is no honest national number for concrete leveling. Labor and material costs move by region, the two common lifting methods price differently, and the single largest variable on most jobs is how much empty space is under your slab, which nobody knows until material starts going in. An average pulled from thin air would do you more harm than good, because you would carry it into the driveway conversation and start judging a legitimate quote against a figure that was never tied to your site.

What is useful, and what this page actually does, is explain how a leveling job is priced. If you understand what the contractor is counting when they walk your slab, you can read a written quote intelligently, tell the difference between two bids that look similar and are not, and ask the questions that keep you from signing for less work than you thought you were buying. Why there is no dollar figure on this page

Three things make a national leveling price meaningless. Region is the obvious one: crew wages, fuel, disposal, insurance, and material delivery are not the same everywhere, and the same slab can price differently a few hours apart. Method is the second: a cement-based slurry lift and a polyurethane foam lift use different equipment, different quantities, and different crew time, so they land in different places even on identical concrete. The third is the site itself, and it is the one that swamps the other two.

Under the site heading sits the thing that makes advance pricing genuinely hard. When a contractor lifts a slab, most of what they pump goes into filling a void before the concrete moves at all. That void has a volume, and until somebody probes it or starts pumping, its size is an estimate. Two driveways with the same footprint, the same age, and the same visible drop can hide very different amounts of empty space underneath. One might have a shallow gap along an edge where a downspout carved out the base. The other might sit over a settled utility trench with a channel running the length of it.

So a published average would do exactly the wrong thing. It would anchor you on a number, and then every real quote gets measured against that anchor rather than against the work being proposed. Homeowners who do that tend to make one of two mistakes: they walk away from a fair price because it exceeded a made-up benchmark, or they take the cheapest bid because it landed near one, without checking whether the scope matches. Learning the pricing model protects you from both.

What actually drives the number

A contractor pricing your job is estimating material, crew time, and risk. Almost everything on the following list feeds one of those three. When you get a quote, you should be able to point at the items below and see how they were handled, and a contractor who cannot explain which factors drove your price is either not reading the site or not telling you.

Pay attention to how many of these come up during the inspection. Someone who walks the slab, sounds it, checks the drop against the neighboring panel, and looks at where your water goes is building a number. Someone who glances at the concrete from the driveway apron and names a figure is guessing, and guesses tend to get corrected mid-job in the direction you will not like.

  • Slab area and thickness. More concrete means more injection points and more material to move. A thick garage slab or a driveway built for vehicle loads behaves differently under pressure than a thin walkway, and thickness affects both hole size and lift strategy.
  • How far it has settled. A slab sitting slightly low is a different job than one that has dropped enough to create a real step at a joint. Deeper settlement generally means more material and more staged lifting to avoid cracking the panel on the way up.
  • Void volume under the slab. This is the big one, and it is the least visible from the surface. You are paying to fill a space whose size is estimated until the pump proves it.
  • Number of injection points. The hole pattern is set by the size and shape of the area, where the joints and cracks fall, and how the panels have to move relative to each other. More holes means more drilling, more setup, and more patching.
  • Method. Cement-based slurry and polyurethane foam differ in material cost, hole size, equipment, crew size, and cure time. Neither is automatically the cheaper answer for your slab, and the right one depends on conditions the contractor evaluates on site.
  • Access for equipment. A slab a hose can reach easily from the street prices differently than one behind a gate, up a slope, in a back yard, or inside a structure. Long hose runs, hand-carrying equipment, and protecting the route all consume crew time.
  • Joint and crack sealing afterward. Sealing control joints, cracks, and the seam where the slab meets the house keeps surface water from going straight back under the concrete. It is often quoted as its own line, and it is worth having, but you need to know whether it is in the number you were given.
  • Site work around the slab. Extending a downspout, correcting a grade that runs toward the concrete, or addressing a drainage problem is separate work. It is frequently the thing that determines how long the lift holds, and it may or may not be included.
  • Cleanup, patching, and return to service. Hole patches, spoil removal, and how quickly the surface can take foot traffic or vehicles are all part of what you are buying.
  • Job minimums and mobilization. Getting a crew, a rig, and material to a property has a floor cost that does not shrink much for a small slab. This is why one short walkway panel rarely prices proportionally to a whole driveway.

Why per-square-foot thinking misleads on lifting

Homeowners arrive at leveling with a per-square-foot habit, and it comes from trades where it works. Resurfacing, coating, sealing, and replacement are all area-based, because the work is spread evenly across a surface you can measure with a tape. Lifting is not that. You are not buying coverage of an area. You are buying the volume of material it takes to fill an unknown space beneath that area, plus the labor to place it in controlled stages without breaking the slab.

Once you see it that way, the failure of the per-square-foot frame is obvious. Two slabs of identical size can require very different quantities. The one with a shallow, even void takes comparatively little. The one over a settled trench, a washed-out edge, or years of consolidating backfill can swallow a great deal more. Square footage tells you how much surface is involved. It tells you almost nothing about the space underneath, which is what you are actually paying to fill.

Quotes come in a few shapes, and it helps to know which one you are holding. A lump sum for a defined scope puts the quantity risk on the contractor, which is comfortable for you and usually priced with that risk built in. A unit-rate quote, priced by material quantity or by hole, can start lower but moves with what the slab consumes, which puts the quantity risk on you. Neither is dishonest. What matters is that the quote says which one it is, and what happens if the slab takes more material than the estimate assumed. If that sentence is missing from the paperwork, ask for it before you sign.

How to read a quote, and how to compare if you get more than one

If you do have more than one contractor look at the job, the bottom-line numbers are the last thing to compare, not the first. Two quotes are only comparable when they describe the same work. Most of the time they do not, and the gap is not in the price. It is in the scope, and the cheaper one is frequently cheaper because it is proposing less.

Line them up item by item before you look at the totals. Start with method, because a slurry quote and a foam quote are not the same product and may not carry the same cure time, hole size, or material weight. Then check which slabs and which panels each one covers, because it is common for one contractor to include a walkway section or an approach panel the other left out. Then work through what happens after the lift: patching, joint sealing, cleanup, and what is explicitly excluded.

When one quote is dramatically lower, the useful move is not to reject it or grab it, but to find the difference. Ask both contractors what they included that the other did not. Reasonable people in this trade can look at the same slab and choose different approaches, and the explanation usually surfaces quickly once you ask a direct question. If a contractor cannot or will not explain what their number covers, that itself is the answer.

  • Same method, or different? Slurry and foam quotes should be compared as two options, not as two prices for one thing.
  • Same slabs and same panels? Confirm the exact areas each quote covers, in writing, panel by panel if necessary.
  • Is void filling part of the scope, or only the lift? Filling the space under a slab and raising it are related but not identical, and a quote should make clear that the void is being filled and not just the panel nudged up.
  • Is hole patching included, and what will the patches look like? Patches should be sound. They are not meant to be invisible, and any contractor claiming an exact color match on cured concrete is overselling.
  • What happens if the slab takes more material than estimated? Get the overage handling in writing before work starts, not over the phone once the pump is running.
  • Is joint sealing or drainage work included, excluded, or optional? These are often the items that separate two otherwise similar numbers.
  • What does the warranty cover, how long does it run, what voids it, and does it transfer if you sell? Read the exclusions, not the headline.
  • Who handles cleanup, spoil, and protecting the route to the work area?
  • When can you walk on it, and when can you drive on it? Return-to-service time differs by method and by site conditions.

When replacement is the better spend even though it costs more

Here is the one comparison that can be made honestly without a number attached. For a slab that qualifies for lifting, leveling typically costs meaningfully less than demolishing and re-pouring the same area, and it is usually finished in hours rather than days. That is the typical pattern, not a promise, and your site can land outside it. It holds because lifting reuses the concrete you already own and skips demolition, disposal, forming, a concrete delivery, and cure time.

But cheaper is not the same as the better spend, and the frame that matters is cost against remaining service life. If the concrete is crumbling, deeply scaled, broken into many pieces, or simply at the end of its useful life, lifting it means paying to reposition something you will be replacing before long. That is paying twice. The same goes for a slab whose slope, thickness, or elevation is wrong for how you use the area now. Lifting corrects position. It does not correct a slab that was built for a different purpose.

One more thing worth saying, because it cuts both ways. Replacement does not fix a soil or water problem either. New concrete poured over the same uncorrected drainage can settle the same way the old concrete did, and often on a similar schedule. Whichever route you take, the money spent on extending downspouts, correcting grade, and sealing joints is usually the money that protects the rest of it. And in some areas replacement work involves permit requirements that leveling does not, which is a cost and timeline item your contractor should raise rather than one you discover later.

Questions to ask before you sign

Every item below is answerable by a contractor who has stood on your slab, and every one of them has bitten a homeowner who did not ask. Get the answers in writing on the quote itself, not in a text message or a conversation you will be reconstructing from memory in three months.

A contractor worth hiring will not be annoyed by this list. Most of them would rather spend ten minutes on scope now than argue about it later, and the ones who react badly to plain questions about what is included are telling you something useful for free.

  • Which method are you proposing for my slab, and why that one here?
  • What did you see on this site that tells you the concrete can be lifted?
  • What exactly is included in this price, and what is specifically excluded?
  • How is the price structured: a lump sum for this scope, or a rate that moves with material used?
  • What happens if the void is bigger than you estimated and the slab takes more material?
  • Is joint and crack sealing included, and do you recommend it here?
  • Is any drainage or grading correction needed for this lift to hold, and is that in the quote or separate?
  • Are the hole patches included, and what will they look like when cured?
  • How long before I can walk on it, and how long before I can park on it?
  • What is the warranty, what specifically voids it, and is it backed by your company?
  • Who is liable if a panel cracks during the lift, and how is that handled?
  • Is there anything about this slab that makes you hesitant to lift it?

Why the price has to come from someone standing on your slab

Nothing in a web form or a phone call produces a real number for this work. A contractor pricing your job needs to sound the slab for hollow areas, look at the crack pattern to judge whether the panel will move as a unit, check thickness where an edge is exposed, measure the drop against the sections that are still at the right height, see how equipment will reach the area, and look at where your water goes when it rains. Photos leave out most of that, and descriptions leave out the rest.

That is also why quantities on this job are estimated rather than known. The void under your concrete has a volume that reveals itself during the work. A good contractor accounts for that up front by telling you how it is handled, which is far more valuable than a confident number given before anyone looked. When a firm quotes over the phone without seeing the site, you are not getting certainty. You are getting a placeholder that gets revised once somebody sees the site, and revisions on this kind of work rarely move in your favor.

One boundary is worth restating here, because cost worries push people to take shortcuts. If the symptoms involve the house itself rather than the flatwork outside it, that is a different problem and a different professional. Sticking doors, sloping or spongy interior floors, cracks in foundation walls, and similar signs need an in-person evaluation by a structural professional. Signs a quote was priced by someone paying attention

  • It names the method and says why that method suits your slab
  • It lists the specific slabs, panels, and areas covered, and states what is excluded
  • It says whether the price is a lump sum for the scope or a rate tied to material used
  • It explains in writing what happens if the slab takes more material than estimated
  • It addresses patching, joint sealing, and cleanup rather than leaving them assumed
  • It gives return-to-service times for foot traffic and for vehicles
  • It came after somebody walked the site, sounded the concrete, and looked at your drainage

Signs to slow down and ask more questions

  • A firm price given over the phone or from photos, with no site visit
  • A one-line quote with a total and no description of the scope
  • No answer, or a vague answer, about how additional material would be billed
  • Pressure to sign today, or a discount that expires while the salesperson is standing there
  • A promise that the result is permanent, which nobody can make about concrete resting on soil
  • Silence about drainage when water is visibly running toward the slab
  • Any claim to diagnose a foundation or structural condition, which requires an in-person structural professional

This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.

Common questions

How much will my job cost?

We cannot tell you from a web form, and neither can anyone else who has not seen the slab. The number depends on how large and thick the concrete is, how far it has settled, how much empty space is underneath, how many injection points it takes, which method is used, how easily equipment reaches the area, and whether joint sealing or drainage work belongs in the scope. The void volume in particular is not visible from the surface, and it is often the largest single driver. The way to get a real figure is to have a contractor walk the slab, sound it, measure the drop, and put a written scope in front of you. If someone gives you a firm price without doing that, they are giving you a placeholder that will be revised later.

Is leveling cheaper than replacement?

Because the two things that move the price most cannot be assessed over a phone line. The first is whether the concrete is sound enough to lift as a unit, which comes from reading the crack pattern, checking the edges, and tapping the surface. The second is how much space is under the slab, which comes from sounding it and probing. A phone estimate skips both and substitutes an average, and averages get corrected once the crew arrives. A contractor who declines to quote sight unseen is being straight with you. If a firm does give you a phone price, ask them in writing what happens when the site does not match the assumption, and read that answer carefully.

If I get a second quote and it comes in much lower, should I take it?

Should I spend money on drainage before or after leveling the slab?

Talk about it during the inspection, because it affects both the scope and how long the lift lasts. Lifting fills the void that exists today. It does not change your soil, your grade, or where your downspouts discharge, so if water is still being delivered under the concrete, the same process that emptied that space will start over. Extending downspouts past the slab, correcting a grade that runs toward the concrete, and sealing joints are the items that protect the work. Sometimes they are handled together with the lift and sometimes by a different trade. Either way, a contractor who raises drainage during the walkthrough is doing you a favor rather than padding the bill, and how long any lift holds still varies by site and cannot be promised in advance.
