Driveway Leveling
Driveway leveling raises a settled driveway slab back toward the elevation it was poured at. A contractor drills small holes through the concrete, pumps material into the empty space underneath, and lets that material carry the slab back up. The concrete itself is not replaced. What changes is the support under it.
Slabstead is not a concrete contractor and does not perform this work. That in-person look matters more on a driveway than on almost any other flatwork, because a driveway carries vehicle weight, and a slab that cannot handle the load is a different conversation than a slab that simply sank.
Why driveway slabs settle
A driveway sits on soil, and soil moves. The part closest to the house is usually the least stable ground on the property, because it was excavated for the foundation and then backfilled. Backfill gets placed quickly during construction and keeps consolidating for years afterward. That is why the apron at the garage entry is so often the first section to drop.
Water does the rest of the work. Roof runoff that lands beside the driveway, a downspout that discharges at the edge, or a low spot that holds water after every storm will carry fine soil particles out from under the slab edge. Once that base washes out, a void opens and the concrete is spanning air. In freeze-thaw climates the seasonal cycle of the ground swelling and relaxing widens joints and works the panels loose a little more each winter.
Two other causes come up constantly on driveways specifically. Utility trenches for the water service, the sewer lateral, gas, electrical, or irrigation usually run under or across the drive, and trench backfill almost never gets compacted to the density of the undisturbed soil beside it, so the slab settles in a line right along the trench. And vehicle loading concentrates a few thousand pounds in the same two wheel tracks every day, which speeds up settlement anywhere the support is already marginal.

What homeowners actually notice
Most people do not notice a driveway settling. They notice the thump. The apron at the garage entry drops away from the garage floor and leaves a lip the front tire falls off every time you back out. On a bad one you can see daylight under the closed garage door, which is also how water, leaves, and mice get in.
The other classic pattern is stair-stepping. A driveway is poured in panels separated by control joints, and when panels settle at different rates each joint becomes a small step. Water collects in the low panel and sits there, which in freeze-thaw climates turns into a sheet of ice in exactly the spot you walk to the car. You may also see a crack running across the middle of a panel, which usually means that panel is unsupported and has cracked under its own weight plus whatever is parked on it.
Trench settlement looks different from either of those. It shows up as a long, narrow low spot running across the driveway in a straight line, sometimes with a crack tracing the same path. That line usually corresponds to something buried, and it is worth pointing out to whoever inspects the slab, both so they can plan injection points and so they can consider whether a leak is feeding it.
What lifting can and cannot fix
Lifting is an elevation and support repair. It fills the voids under the slab and raises the concrete back toward grade, which can close the lip at the garage entry, take the steps out of the joints, and restore fall so water leaves instead of ponding. When the concrete itself is in decent shape, that is a real fix, and it is usually less disruptive than tearing out and re-pouring.
What lifting does not do is repair the concrete. A slab cracked into many small pieces, scaled down to exposed aggregate, or crumbling at the surface will still be a cracked, scaled, crumbling slab after it is raised, just at a better elevation. Lifting also cannot invent structural capacity. If the original driveway was poured too thin, without reinforcement, or on a base that was never adequate for vehicles, raising it can buy time, but the same failure tends to repeat.
Two more honest limits. Lifting does not remove the water that caused the problem, so if a downspout is still dumping at the slab edge, the repair is incomplete until the drainage is handled. And nobody can promise the soil will never move again. A contractor can tell you what they saw, what they filled, and what they warrant; anyone promising the ground will stay put permanently is selling something. Expect the patched injection holes and the existing joints to stay visible, and expect some color difference where the patches are.
What an on-site inspection determines
The questions that decide whether lifting is worth doing on your driveway cannot be answered from photos. A contractor standing on the slab measures the actual drop from a fixed reference, checks whether panels rock underfoot, sounds the concrete for hollow areas, looks at joint condition and crack width, and traces where water goes during a storm.
They are also judging something you cannot see from the street: whether the slab has enough integrity to be lifted as a unit. Concrete under load moves as a plate, and if it is already broken into pieces that move independently, pushing on it from below tends to produce more pieces. That judgment, plus the method they use and the volume of material the voids will take, is what turns into a real number. Cost varies with slab area, how far it has to come up, how much void is under it, access, and material, so any figure offered before an inspection is a guess.
This is also where the conversation about the rest of the house happens. If settlement seems to continue past the driveway into the foundation, or you have doors that stick and new cracks appearing indoors, that is not a flatwork question. Have an in-person structural professional look at it. Nobody, including us, can diagnose a structural condition remotely.
Lifting is usually worth pricing when...
- The concrete is basically sound, with a few clean cracks and no widespread crumbling
- Panels have dropped as whole units rather than shattered
- There is a clear lip at the garage entry or a step at one or two joints
- Water ponds in a low panel that used to drain
- The settlement follows a trench line or the backfill zone near the house
- The driveway is otherwise doing its job and you want more service life out of it
Expect a different recommendation when...
- The slab is broken into many small pieces with nothing solid to push on
- The surface is scaled or spalled badly enough that appearance is the real complaint
- The original pour was too thin or unreinforced for the vehicles using it
- A leaking water service or sewer lateral is washing out the base, which is a plumber first
- The real problem is site grading or roof drainage that a drainage contractor should correct
- Movement extends into the foundation or shows up inside the house, which calls for an in-person structural evaluation
This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.
Common questions
Can a lifted driveway handle vehicle traffic the way it did before?
If the concrete is sound and the voids underneath are properly filled, yes. The slab goes back to bearing on continuous support instead of spanning air, which is what it was designed to do. The limit is the concrete itself. Lifting does not add thickness, reinforcement, or strength, so a driveway poured too thin for a heavy vehicle will still be too thin after it is raised. A contractor who inspects it can tell you whether the slab has the integrity to be lifted and loaded, and cure or return-to-service times vary by material, so ask before you plan around it.
The apron dropped but the rest of the driveway looks fine. Can just that section be lifted?
Usually yes, and it is one of the most common driveway repairs there is. Panels are separated by joints, so a contractor can raise the settled section without touching the rest. What they should check first is whether the apron dropped because foundation backfill is still consolidating, which is common and tends to slow down over time, or because water is running under it from somewhere. If water is the driver and it is not addressed, the same section can settle again. Ask what they think caused it, not just what it costs to raise.
Will the patched holes and the color difference be obvious?
You will be able to find them. Injection holes are drilled through the slab and patched afterward, and patch material almost never matches aged concrete exactly, because the surrounding surface has years of weathering, sealer, and traffic on it. Hole size depends on method, since cement-based slurry uses larger holes than polyurethane foam. Existing cracks and joints do not disappear either; they simply end up at a better elevation. If a seamless appearance is the goal rather than function, replacement is the honest answer and you should price it that way.
Is lifting always cheaper than replacing the driveway?
It usually costs less than removal and replacement, but that is a tendency, not a rule, and it is not something anyone can promise over the phone. Price depends on how much area is settled, how far it has to come up, how much void the material has to fill, equipment access, and the method used. A badly settled slab with large voids can take a surprising amount of material. There are also cases where lifting is simply the wrong repair, and spending anything on it is wasted. An on-site inspection is what turns this into a real number.
