Patio Leveling
A patio is the slab most likely to settle in the wrong direction. It is usually poured right against the house, over ground that was dug out for the foundation and then put back, which is the least reliable soil anywhere on the property. When that backfill consolidates, the edge closest to the house drops first, and a slab built to shed water away from the wall starts pitching back toward it.
Leveling raises the settled portion by filling the voids underneath and pushing the slab back up. Slabstead is not a contractor and does not do this work. We explain it and connect homeowners with independent contractors in their area when one is available. On a patio the useful question is not only how far it has sunk but which way it now drains, and that takes a person with a level standing on the slab.
Why patios settle toward the house
Foundation backfill is the short answer. When a foundation is built, a trench is excavated well beyond the wall, and after the wall is in, that soil gets pushed back. No matter how carefully it is done, backfill never regains the density of the undisturbed ground it came from, and it keeps compressing for years. A patio poured over that zone settles with it, and the settlement is greatest where the backfill is deepest, which is right at the wall.
Water accelerates all of it. The area beside the house is where roof runoff concentrates. A downspout discharging onto or beside the patio, a gutter that overflows, or a grade that funnels water along the wall keeps the backfill saturated, which makes it settle faster and washes fines out from under the slab edge. In freeze-thaw climates that same saturated soil expands when it freezes and relaxes when it thaws, working joints open and shifting the slab a little each season.
Timing matters too. Patios often get poured within a year or two of construction, or added later on ground that was disturbed during landscaping. Either way, the soil under a patio has usually been moved by people at some point, and moved soil settles. Some settlement in the first several years after a pour near a foundation is common enough that it is close to expected.
Why the direction of the tilt matters more than the amount
A patio that has dropped two inches uniformly and still drains away from the house is a comfort and appearance problem. A patio that has dropped half an inch but now pitches back toward the wall is a water management problem, and water management problems next to a foundation compound.
Here is the loop. The slab sends rain to the base of the wall. That water saturates the backfill. Saturated backfill settles more and, in colder climates, freezes and expands against the wall. The patio tilts further toward the house, which delivers more water. Meanwhile the moisture load on the foundation goes up, which is how patio settlement turns into a damp basement or crawlspace complaint, efflorescence on the inside of the wall, or a sump pump that runs more than it used to.
The visible symptoms are ordinary, which is why they get ignored. Puddles that sit for a day after rain. A table that rocks no matter where you move it. A widening gap where the patio meets the house, sometimes with bedding material or soil washing into it. In freeze-thaw climates, an ice patch in the same spot every winter. Any of those is worth measuring, because correcting the fall is usually cheaper than the moisture problems it prevents.

What lifting can and cannot fix
Lifting can restore fall. If the patio was originally poured with slope away from the house and settlement took it away, raising the low side puts the slope back, and that is the highest-value outcome of a patio lift. It also fills the voids so the slab is supported again, closes steps at joints, and stops the ponding.
It cannot create drainage that never existed. If the patio was poured flat, or the ground beyond it sits higher than the patio, water has nowhere to go and lifting alone will not solve it. The surrounding grade has to change, or drainage has to be added, and that may be a different trade. Lifting also does nothing about roof drainage. If a downspout discharges at the slab, extending it is often the cheapest and most effective part of the whole repair.
And lifting does not repair concrete. Spalling, scaling, popouts, and wide crumbling cracks stay exactly as they are at the new elevation. If the surface is what bothers you, lifting is not the repair you want. One caution specific to patios: if a roof, pergola, or sunroom has posts bearing on the slab, that changes the job, because those posts and whatever they carry move with the concrete. Mention it during the inspection rather than after.
What an on-site inspection determines
The core measurement is fall: how much the surface drops, and in which direction, over the run from the house to the far edge. That takes a level and a straightedge or a laser, and it is not something anyone can do from a photo. The inspector also probes and sounds for voids, checks whether the slab is separate from the house or cast against it, and looks at where water actually enters and leaves the area.
They should walk the roof drainage with you. Downspout locations, splash blocks, buried discharge lines, and the grade beyond the patio all determine whether a lift holds or whether the same settlement comes back. A contractor who wants to raise the slab and never asks where the water comes from is not looking at the whole problem.
If the patio settlement comes with cracks in the foundation wall, a wall that appears to bow, sticking doors or windows inside the house, or interior floors that have gone out of level, stop and get an in-person structural professional. Those are structural questions. They cannot be answered remotely by anyone, and they should be settled before money goes into flatwork.
Lifting is usually worth pricing when...
- The patio was built to drain away from the house and no longer does
- The slab dropped as a unit rather than breaking apart
- Water stands on the surface or runs toward the wall
- There is a step or gap where the patio meets a walk, stoop, or door
- The concrete surface is still in reasonable condition
- You want the drainage corrected without removing and re-pouring the slab
Expect a different recommendation when...
- The patio was poured flat and water has nowhere to go even after lifting
- Surrounding grade or roof drainage is the actual problem and needs a drainage solution
- The slab is spalled, scaled, or broken up badly enough that appearance is the complaint
- A structure with posts bearing on the slab makes lifting a job for more than one trade
- Foundation cracks, bowing walls, or interior symptoms point to structural movement, which needs in-person evaluation first
- A pool, irrigation, or plumbing leak is feeding the soil under the slab
This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.
Common questions
My patio drains toward the house now. How urgent is that?
Urgent enough to move up your list. Water delivered to the base of a foundation wall saturates backfill that is already the weakest soil on the site, and saturated backfill settles more, which tilts the patio further and delivers more water. In colder climates that same wet soil freezes and expands against the wall. The result over time is more patio settlement plus a higher moisture load on the foundation, which is how this becomes a basement or crawlspace complaint. Restoring fall away from the house, and fixing whatever roof drainage feeds the area, is usually the highest-value part of the repair.
Will lifting the patio fix my damp basement?
It can remove one contributing source, but nobody should tell you it will fix basement moisture, because moisture usually has several inputs. Roof drainage, site grading, the condition of the foundation wall and any waterproofing, groundwater levels, and interior humidity all play a part. Correcting a patio that sends water at the wall takes one input off the table, and that is worth doing. If the problem persists after the drainage around the house is corrected, that is a conversation for a waterproofing or foundation professional who evaluates it in person.
There is a gap between the patio and the house. Will lifting close it?
Often it narrows substantially, because the gap usually opened when the slab edge next to the house dropped. Whether it closes completely depends on how the slab moved, since settlement is rarely a clean rotation and slabs also pull away horizontally as backfill consolidates. Most contractors expect to seal the remaining joint with a flexible sealant afterward, which is normal and is also what keeps water from running straight down beside the wall. Ask what the joint will look like when they are finished so there are no surprises on the last day.
Is my patio too far gone to lift?
That depends on the concrete, not on how far it has sunk. Slabs that have dropped several inches get lifted routinely as long as they are still sound and moving as whole pieces. What rules out lifting is concrete broken into many independent pieces, a surface that is scaling or crumbling, or a slab so thin and unreinforced that pushing from below would simply crack it. A contractor standing on it can sound the slab, watch how the pieces move, and tell you honestly whether this is a lift or a tear-out.
