How Concrete Leveling Works
Concrete leveling, also called slab lifting, slabjacking, or concrete raising, puts a settled slab back near the height it was poured at. The concrete itself is not rebuilt or resurfaced. A contractor drills a pattern of small holes through the slab, pumps material down through those holes into the empty space underneath, and lets the rising pressure of that material push the slab back up. When the slab reaches the target height, pumping stops, the holes get patched, and the surface goes back into use.
The idea behind it is simple once you picture what is under your driveway or walkway. A slab on grade is not anchored to anything. It sits on soil and base material, and it stays flat only as long as that support stays put. When the soil beneath it drops, compresses, or washes away, a gap opens and the concrete eventually follows the gap down. Leveling treats the gap, not the concrete. That is why it works so well on sound slabs and so poorly on slabs that have already broken apart.
What is actually happening under the slab
Walk out and tap a settled section with your knuckle or the heel of your shoe. If it rings hollow compared to the section next to it, there is air under there. That void is the whole problem. The concrete did not shrink and it did not soften. It lost its bearing surface and tilted or dropped into the space that opened beneath it.
Lifting material is pumped in under pressure through the drilled holes. It spreads out along the underside of the slab, fills the void first, and then, once there is nowhere left for it to go, starts to push. That push is what raises the slab. A good operator wants the first stage of the job to be mostly filling and only the last stage to be lifting, because a slab that is fully supported before it moves rises evenly instead of hinging or cracking.
Two families of material are in common use. One is a cement-based slurry that is heavy and dense. The other is a two-part polyurethane foam that expands and is very light. Both fill voids and both raise slabs. They differ in weight, hole size, cure time, and price, and there are real reasons a contractor might choose one over the other for your specific slab. Why slabs settle
Settlement is almost never a mystery to a contractor who has been doing this a while. The causes repeat, and most of them come back to water moving soil around. Understanding which one is driving your slab matters, because it determines whether a lift will hold or whether something else has to be corrected first.
It is also worth knowing that more than one of these is usually in play at the same time. A slab poured over a utility trench on soil that swells and shrinks with the seasons, with a downspout discharging at the corner, has three separate things working on it. When you walk the property with a contractor, pay attention to which of the following they point at, because that tells you whether they are reading your site or reciting a script.
- Soil moisture cycling. Many soils swell when they take on water and shrink back when they dry out. Every wet season and every dry stretch works the ground under the slab a little, and the slab settles into the low point over time.
- Washout from poor drainage. A downspout dumping at the slab edge, a gutter that overflows, or a grade that runs toward the concrete will carve base material out from under the edge. This is the single most common cause of a driveway or walk corner dropping.
- Consolidating backfill. Soil that was dug out and put back during construction, especially around foundations and utility lines, keeps compressing for years. Slabs poured over that fill go down with it.
- Freeze-thaw movement. In freeze-thaw climates, water in the soil expands as it freezes and lifts the ground, then the soil settles back when it thaws. Repeated over many winters, the slab does not always come back to where it started.
- Poorly compacted fill at the time of the pour. If the base was never properly compacted before the concrete went down, the slab is settling on a schedule that started the day it was poured.
- Trench settlement. Sewer, water, gas, and electrical trenches under or near a slab are a known weak line. The backfill in a trench is looser than the undisturbed soil around it, and slabs commonly crack and drop right along the trench route.
What a leveling visit actually looks like
Most residential lifts are a matter of hours, not days, and the crew is usually small. The sequence is consistent enough that you can follow along while it happens.
First, the crew reads the slab. They check where it is low, where the high points are, where the joints and cracks fall, and how the panels are likely to move relative to each other. That reading determines the hole pattern. Holes are laid out so material reaches the whole void without over-lifting one corner, and they are placed to work with the slab's existing joints and cracks rather than fight them.
Then comes drilling and staged injection. The operator injects, stops, checks, and injects again. Lifting is done in small increments on purpose. Watching a slab come up is a matter of millimeters at a time, checked against a level, a string line, a laser, or simply the neighboring panel that is still at the right height. The point of stopping repeatedly is that concrete has a limit to how much differential movement it will take before it cracks, and going slowly keeps the lift inside that limit.
- The crew marks and drills the hole pattern through the affected slab.
- Material goes in under pressure, in stages, filling voids before lifting begins.
- Height is checked repeatedly against a level, string line, or the adjacent panel.
- Injection stops when the slab reaches the target height or when the operator judges further lift risks cracking it.
- Holes are patched with cement or grout. The patches are meant to be sound, not invisible.
- The contractor gives you a return-to-service time for foot traffic and for vehicles, which depends on the material used and site conditions.
The honest limit: leveling fills today's voids
This is the part that gets skipped in most sales conversations, so here it is plainly. Lifting a slab fills the void that exists right now. It does not change the soil, it does not change your grade, and it does not stop water from moving dirt around under your concrete in the future. If the downspout that washed out the base is still dumping at the same corner, that corner has the same job to do again.
That is why the durability of a lift depends as much on what happens around the slab as on the lift itself. Extending downspouts past the concrete, correcting a grade that runs toward the slab, and sealing the control joints and the joint where the slab meets the house all reduce how much water gets underneath. A contractor who brings up drainage and joint sealing during the inspection is doing you a favor, not upselling you.
How long a specific lift holds varies by site, and nobody can tell you the number in advance. Soil type, drainage, slab thickness, traffic load, and what caused the settlement in the first place all feed into it. Any company promising a permanent result on a slab sitting on soil is promising something it cannot control. Leveling is usually worth pricing when
- The concrete is intact but sitting low, tilted, or offset from the panel beside it
- A section sounds hollow underfoot or you can see a gap under an edge
- One panel has dropped enough to create a trip lip at a joint
- A slab has tipped back toward the house and now sends water the wrong way
- You want to avoid demolition, a concrete truck, and the color mismatch of a partial re-pour
Expect a different recommendation when
- The concrete is crumbling or broken into many pieces and will not move as a unit
- The surface is deeply scaled or spalled and is at the end of its service life anyway
- An active water leak or drainage fault is still feeding the problem
- The symptoms point at the foundation rather than the flatwork, which calls for an in-person structural professional
This is general guidance. Whether a specific slab can be lifted, which method suits it, and how long the result holds depend on site conditions that only an on-site inspection can assess.
Common questions
How long does a concrete leveling job take?
Most residential lifts on a driveway, walk, or patio are measured in hours rather than days, and the crew is typically off the property the same day they arrive. The size of the slab, how many panels are involved, how far it has settled, and how much void has to be filled all change the timeline. Return-to-service is a separate question from job duration. Polyurethane foam generally cures within minutes, while a cement-based slurry needs longer before it carries weight. Ask the contractor for a specific number for foot traffic and a specific number for vehicles before the crew leaves.
Will I be able to see the holes when it is done?
Yes, if you look for them. The holes get patched with cement or grout, and a careful crew makes the patches flush and tidy, but a patch on cured concrete does not disappear. New material almost never matches the color and texture of concrete that has been weathering for fifteen years, and the patches usually stay somewhat visible even as they age. Hole size varies by method. Cement-based slurry needs holes roughly one to two inches across, while foam injects through holes about the size of a dime. On decorative, stamped, or stained flatwork, ask the contractor to show you exactly where holes will land before drilling starts.
Will the slab settle again after it is lifted?
It can, and an honest contractor will tell you that rather than promise otherwise. Leveling fills the void that exists today. It does not change the soil under your property, correct your grade, or stop water from moving material around in the future. If the cause of the original settlement is still active, such as a downspout discharging at the slab edge or ground that slopes toward the concrete, the same forces go back to work the day the crew leaves. Correcting drainage and sealing joints is what gives a lift its best chance to hold. Longevity varies by site, and only an on-site inspection can assess yours.
Can a cracked slab be lifted, or does cracking rule it out?
Cracking by itself does not rule out a lift. A few clean cracks in a slab that is otherwise sound is normal, and a skilled operator plans the hole pattern to work with those cracks so the sections rise together. What does rule out a lift is concrete that has lost its integrity: panels broken into many pieces, crumbling edges, or a slab that will not move as a single unit under lifting pressure. Pushing on concrete like that tends to make the damage worse rather than fix the height. The dividing line is a judgment call that requires seeing the slab in person.
